LOST RABBIT TOWN CENTER BECOMING A REALITY WITH THREE MAJOR CONSTRUCTION
(Madison, Miss.)—The Town Center area of Lost Rabbit is becoming a reality with three major construction projects now underway at this unique development located on 260 acres on the western shore of the Ross Barnett Reservoir in Madison County.
Totaling $20 million in construction projects, these three Town Center buildings now in progress represent a significant investment in Madison County, and a big step forward in providing professional office space, retail shops, restaurants, condos, and live-work units in Lost Rabbit.
In addition to the recently built Marina that will include 124 boat slips, the five-block Town Center area of Lost Rabbit currently has the following three projects being constructed:
- 100 Port Street Building
Architect: Barranco Architecture
Developer: Neopolis Development Group, LLC
Builder: Naylor Construction
Summary: A 27,500 square-foot, three-story building that has dramatic views of the Reservoir throughout the building. It includes three retail spaces on the first floor; two office spaces on the second floor; and three luxury condominiums on the third floor. Pinnacle Trust will be the major tenant on the second floor. The 100 Port Street Building is currently under construction and will be completed in December of this year. The Lost Rabbit Sales Center will move to the first floor at the end of this year. This will be a state-of-the-art sales center with interactive components to help facilitate home design and construction.
- Republic Street Building
Architects: A joint venture between D.I. Design in Rosemary Beach Florida and Wooldridge & Associates in Ridgeland, Mississippi.
Developer and Builder: Town Center Construction, LLC
Summary: This 28,500 square-foot building, plus 12,600 square feet of balconies, terraces and courtyard, contains nine, three story units that can be customized as residential, office or retail, or a combination of both. Interior construction is very flexible and can be customized to meet the needs of buyers. Units may be purchased or combined in approximately 1,000 square-foot increments. The building design is flexible enough to allow a 3000 square-foot restaurant. With its waterfront location, this building offers immediate access to the Marina with nine boat slips available for purchase directly across the street. Units will be available for purchase prior to the end of this year.
- Sull’Acqua
Architect: Eric Brown of Beaufort, South Carolina
Developer and Builder: Sustainable Construction, LLC
Summary: Called Sull’Acqua, which is Italian for “on the water”, this 15,700 square-foot waterfront three story building contains 3200 square feet of commercial space on the first floor, and four, three-bedroom condominiums on the second and third floors. This urban loft-style building includes garage parking and elevator access. Sull’Acqua’s architecture features a distinct, contemporary blend of vernacular European building types with a French Colonial style typically seen in New Orleans. The building includes porches, large windows and French doors to provide optimal views of the water.
“The Town Center will be the heart and soul of activity at Lost Rabbit,” stated Mark Frascogna, one of the developers of Lost Rabbit. “With the three buildings currently under construction, the development of a village on the water is becoming a reality.”
"The 100 Port Street Building is a perfect example of our dedication to creating a unique and beautiful place,” Frascogna said. “This building, along with the other building projects of our co-developers will reveal to the public just how stunning this Marina and square will be. Additional town center building projects are in design now for construction in 2009. We expect to have most of the town center completed by the end of next year."
In keeping with the high architectural standards of the entire development of Lost Rabbit, the architecture in the Town Center will draw heavily from Mississippi’s architectural history but will have its own distinctive look.
The design of the Town Center’s five blocks that face the Marina was spearheaded by Tom Low of Duany Plater-Zyberk & Company (DPZ) last June in Miami, where an architectural charrette was held. Participating in the charrette were: Lost Rabbit town architects Michael Barranco and Mike Thompson of Jackson; Jeff Dungan of Dungan Nequette in Birmingham; Gary Justiss, also of Birmingham; Steve Mouzon of Miami, and Julie Sanford of Fernandina Beach, Florida.
